Waste disposal

Disposing of waste effectively is essential to the smooth functioning and hygiene of our building, and the protection of our environment. All residents have a role to play in ensuring our waste disposal arrangements run smoothly; building management and cleaners take out the bins, but sorting waste into the correct bin is the responsibility of the resident disposing of it.

Most recyclable waste can be disposed of in the Level 1 waste area (just inside the carpark on L1).

If you are ever unsure of where something should go, check the signs next to each bin.

The following practices help ensure that bins are collected and don’t fill up, so everyone gets a chance to dispose of their waste:

  • Place all cardboard and paper items in the large cardboard collection bin rather than the yellow-lidded recycling bin.
  • Flatten all cardboard boxes, both large and small.
  • Cut or rip large boxes into separate panels and place vertically in the cardboard bin.
  • Do not put food, bottles, cans, plastics or other general waste in the large cardboard collection bin – only paper or flattened cardboard.
  • Place all soft plastic packaging, bubble wrap and polystyrene in the general waste bin.
  • Crush all cans and plastic bottles before putting them in the yellow-lidded recycling bin.
  • Empty recycling items from bags and boxes. Do not place soft plastics, including rubbish bags, in the yellow-lidded recycling bin. Separate them and place in the general waste bin.
  • Do not leave Hard Rubbish or personal items in or around the bins, or in any common area. Hard rubbish collection is available five times per year and advertised on the foyer notice board, between the lifts. Removal costs of hard garbage at other times will be billed to the residents concerned. Please make other arrangements to dispose of your items if the collection dates are not suitable for you. For example, the City of Port Phillip Resource Recovery Centre is a rate-payer subsidised service open 7 days a week - and is a far more cost effective option than the private urgent waste removal service that will be on-charged to you if you dump hard rubbish illegally on common property.

Note that glass and FOGO (food & garden organics) can be disposed of through the appropriate communal bins in Kings Way Reserve.

Any non-recyclable rubbish can be bagged and put down the Bin Chutes in the stairwells, as long as you observe the rules posted above each chute. Alternatively, such rubbish can be brought to the middle bin (labelled General Waste) in the Level 1 waste area.

The building also has a charity donation bin for good quality second hand goods (refer to the bin for what is accepted) on Level 1 - it can be found near the ramp down.

If the bins are full

If the bins are full, you will need to either:

  • Squash down any existing items which have not been disposed of properly (e.g. unflattened boxes) to make space, or,
  • Take your waste away and come back another time with it.

Please do not dump waste outside of the bins or place it in the incorrect bin, as this only creates further problems.

If the bins are missing

The cleaners generally try to rotate bins using spares to ensure a bin is always available. However, in times of peak demand for waste disposal, or when a resident has put a bin out of service by filling it up with incorrectly disposed waste (e.g. improper flattening, or illegal disposal of hard waste), it is possible all bins of a particular kind will be out at once.

If this happens, you can check Queens Lane to see if the bin is out and still has enough space for your waste. If not, you will need to take it away and bring it back once the bins have been emptied.

Rules

According to the Owners Corporation rules:

A Member must not, and must ensure that the Occupier of a Member's Lot does not;
(a)
deposit household rubbish in any other receptacles or in any other part of
the Common Property except inside the rubbish bins in accordance with the
instructions as determined by the Body Corporate.
(b)
deposit any items or articles of rubbish including but not limited to any
items of a non-household nature or furnishings, fittings or fixtures into any
receptacle except as may be provided from time to time by the Body Corporate as
separate collection receptacles for items of this nature.
(c)
throw or allow to fall or leak or permit or suffer to be thrown fall or leak any
paper, rubbish, refuse, cigarette butts or other substance whatsoever out of the
windows or doors or down the staircase or from the balconies or in corridors. Any
damage or cost for cleaning or repair caused by breach hereof shall be borne by
the Member or Occupier concerned.
(d)
deposit cans, bottles or cardboard in the rubbish bins or any area except in
the recycling bins or area provided for such.
(e)
use the rubbish chute except in accordance with the instructions
determined by the Body Corporate.
